What the problem looks like
Signs you're dealing with this
Daylight under the closed door
A gap you can see light through is a gap dust, water, and pests come through. Arizona's fine dust finds every one of them.
The bottom seal is cracked or flattened
Desert sun and heat degrade rubber fast. A seal that's gone hard and cracked has stopped sealing.
Dust, leaves, or bugs collecting inside
If you're sweeping the same line of grit by the door, the seal or threshold is letting it in.
Heat pouring in during summer
A poor seal lets conditioned or shaded air out and the July heat in, especially in a garage you use as a workspace.

How we do it
Our process
STEP 01Identify the profile
Bottom seals come in different retainer shapes, T-style, bead, or U-channel. We match the seal to your door's retainer so it fits and holds.
STEP 02Replace the bottom seal
The old, hardened seal comes out and a fresh flexible astragal goes in, sized to close the gap evenly along an uneven slab if needed.
STEP 03Address the perimeter
We renew the side and top weatherstripping and, if you want maximum protection, add a threshold seal bonded to the floor.
STEP 04Confirm the seal
We close the door and check for light and gaps end to end.

Parts & materials
- Bottom astragal seals in T-style, bead, and U-channel profiles
- Perimeter weatherstripping for the sides and top
- Threshold seals for extra dust and water protection
What affects cost
Cost depends on whether you're replacing just the bottom seal or the full perimeter, and whether you add a threshold seal. It's one of the most affordable services we offer, and one of the most noticeable in a dusty climate.

Questions
Weather Seal Replacement FAQ
How often should I replace the bottom seal?
In Arizona's sun and heat, rubber seals degrade faster than in milder climates, often every few years. If yours is cracked, hard, or letting in light, it's time.
Will a new seal help with the heat?
It helps at the margins. A good seal stops the hot-air infiltration around the door, which makes a real difference in a garage you work in or one attached to the house.
Can a seal close a gap from an uneven floor?
Yes, within reason. Flexible bottom seals conform to a slightly uneven slab, and a threshold seal can close larger or irregular gaps that the bottom seal alone can't.
Does it keep bugs and scorpions out?
A proper bottom and threshold seal is one of the best deterrents against pests entering under the door, a real concern for desert homes.
