How we do it
Our process
STEP 01Inspect the whole system
We go over the door top to bottom, springs, cables, rollers, hinges, track, and opener, and note anything worn or out of adjustment.
STEP 02Adjust and lubricate
We correct the balance, tighten what's loosened, and lubricate the moving parts with the right product so the door runs smooth and quiet.
STEP 03Test safety
We verify the photo-eyes and auto-reverse work with a real obstruction, the features that protect people and pets.
STEP 04Report honestly
You get a straight answer on what's fine, what to watch, and what, if anything, needs attention now.

Questions
Maintenance & Tune-Up FAQ
How often should I service my garage door?
Once a year is a good rhythm for most homes. A door used many times a day, or one in a dusty area, benefits from a check-up more often. Regular service is far cheaper than an emergency repair.
What does a tune-up actually prevent?
It catches the things that fail expensively, a spring near the end of its cycle life, a cable starting to fray, rollers wearing out, while they're still cheap to address, and keeps the door quiet and safe in the meantime.
Can't I just lubricate it myself?
You can, with the right product, and it helps. A professional tune-up adds the balance and tension check and the safety-system test, which is where the real risk-reduction is.
Do you offer maintenance for property managers?
Yes. If you manage multiple properties or units, we can service doors across them on a schedule, reach out and we'll set it up.
